I'm a new investor looking into STR's and like the idea of sticking local to cut my teeth but see how much more stable it seems to be in places like Sevierville, TN where Avery Carl and so many others invest since they can rent 80% of the year. 

On the Lehigh County upset sale website, it clearly states "All properties are sold WITHOUT GUARANTEE OR WARRANTY WHATSOEVER", and "It is recommended that potential buyers seek the advice of an attorney and research the property".

As easy as this sounds, it's not simple and usually like pulling teeth.

One of the major rules of real estate investing is never fall in love with the property.....but as someone who has yet to cut their teeth on their first deal.

Not sure how to handicap a buyers desire for more teeth - any thoughts?

If you don't have another job whatsoever, what are you worried about?

Are you planning to cut your teeth on your friends cabin to get that experience?

I have no plans whatsoever to do that, just trying to get a basic grasp how both parties are protected while the potential buyer goes through the risk and expense of due diligence/rezoning, and the seller holds the property off the market.
