I was online and googled it a couple weeks ago. 2 part do -it - yourself spray foam insulation was like 650 bucks for the two freon tank size canisters,,enough for a supposed 650 square feet.

I've never worked on mobile homes but on rental houses I go next size down and put in wood material (shims and small boards) to fill the gaps and create something solid to screw through the window into the frame, then fill the gap with spray foam and wrap over with aluminum.

Since I don't own a texture spray gun anymore I just do a "random" drag on mine, no 2 square yards look alike.I just take a heavy texture brush and dip it into slightly thinned joint compound and "splook" it onto the ceiling.

Consider you will have to replace bedding every time someone leaves (which will be frequent), provide initial linens, constantly spray/bait for pests (especially bed bugs), and will have to abide by an even stricter set of occupancy rules.
