But I think he would tell you that it is easy for a guy like him to wait on the sidelines his life is pretty good.

Many investors use retirement account funds for their investment or cash sitting on the sidelines.   

I realize renting sounds like a huge waste of resources but unless you have a long term hold mindset for the property it is advisable to sit on the sidelines for the time period you mentioned.You mentioned an off market property.
