I routinely pay off a 4/5-figure credit card bill monthly and my credit score is still around 800.

I found that the texts seemed to elevate the urgency of routine communications.

That being said, for routine stuff I do it or I hire an unlicensed person that I know can do it.  

Establish clear guidelines for how you want the tenants to contact you for emergency needs and for routine matters.

I don't believe AC is mandatory here in Texas, and 105 degrees is pretty routine in the summer. 

This is not a material defect (assuming any previously existing water lines/hose bibs weren't left in an unsafe manner) and would be readily apparent on a routine walk around the hose (by your or your inspector).

We routinely have properties on the market that are no nicer or better priced than competing properties, but ours get sold in days while the others sit for months.

You should rarely be influenced much by the highest and best routine.

I have been routinely doing this for any MF property of interest.
