My question is this:  In addition to just the typical home inspection & pest inspection, would it be wise to have a HVAC specialist, plumber, electrician, and roofer come out to dig a little bit more thoroughly into this property?

If you are not a licensed entity without a managing broker you cannot: write ads of properties (owners must write ads), you cannot negotiate leases terms with the applicant, you cannot collect rent in office (regardless of whether it is made out to landlord), you cannot operate a trust account, and finally you cannot enter into contracts for services (i.e. hire a plumber, lawn service, trash company) on behalf of the landlord.

The big problem (according to my plumber whom I recommended to the seller and performed the repairs) is the cast iron drains, which rust and then cause leaks.

Even if you have good electricians, plumbers, and/or inspectors take a look at the property, there are likely going to be issues they cannot discover without basically gutting the property.
