Scope: New kitchen, new bath, refinished the 95 year old white oak (front of house) & birch (hallways & bedrooms) floors, retrimming some areas to remediate shoddy work that had accumulated over the years, lots of cracked plaster repair, restored painted door & window hardware, and fresh paint throughout.

and $2000 for other stuff (gutter guard, landscaping, etc) So about 10K all in.2nd one was 1100 sq ft house built in 1934 and it needed lots of work - $1200 appliances, 2800 paint (every surface including ceilings), $5600 new windows (18 windows), $1000 gutters, $2800 refinish floors, $500 for kitchen flooring, $2500 redo kitchen and another 4000 in general crawl space and attic and generic repairs.

Needs new paint throughout, refinish the hard wood floors, and new kitchen and bath.I want to offer $250K which with estimated holding costs, closing costs repairs, and 5% commision comes to I believe 72% of ARV.I believe I am being cautious with the ARV and it MAY be end up being higher but I rather be cautious than think I can get 400k and use those numbers...My realtor doesn't wnat to give me to much advice on ARV...I am in the Northern NJ area....Any opinions?

Thank God they didn't do any major renovations except for installing new carpeting in my entire unit, replacing the roof, refinishing the hardwood floors, and installing new siding ))
