I seriously doubt they know laws pertaining to the advertising (which includes the solicitation of loans) origination, processing, qualifying borrowers as to ability to pay, predatory lending and loan servicing matters, the reason for my opinion is that lending is not real estate, it's banking and finance.

I'd be interested in what the OP's take on the "add on costs" as well...For the type of project you are entertaining, the 221d program is really in a world of its own (as it pertains to borrower benefits)...There loan programs that offer less "fuss", but loan to value allowances and rates will be of no comparison.Regards,Scott Miller

I am putting in the numbers as they pertain to my circumstance: $30,000 purchase price$0/mo payment (7%, 30 years) $900/mo rent --- I've lowered this due to possible 10% vacancy and/or possible lower rent during the year.$450/mo expenses (based on 50% of rent)$450/mo NOI$450/mo cash flow (NOI - payment) I have not taken into consideration income tax -- does PITI take this into the equation or is it only the property tax included in this?
