On the other hand, if a spouse actually meets the qualifications for being a RE professional (meticulous documentation) and you have W2 income, you may be in the clear. 

Just my opinions from a person who is a full time investor, runs the largest REIA in the state, former President of the State Landlord's Association, Worked with the Legislature on crafting Bills, formerly a licensed RE agent.  

I also have separate checking accounts for my farm and wife's craft businesses then a couple personal accounts.

Take your time and learn your craft before plunging in head first.

A lot of successful STRs have fluctuating prices, which are meticulously guaged by the surrounding events and markets.

In part due to local businesses like the craft brewery Refined Fool - If you're in Sarnia - I highly recommend checking them out - great variety of beers. 

It will require meticulous documentation and consistent treatment. 

Those experiences have taught me to screen tenants, craft leases, handle tenant drama, estimate repairs and know if houses are up to code or not, if they are not, Im able to estimate costs of items in our area and share how much approximately clients will have to pay to make it right.

The second requires a LOT of learning and effort to perfect your craft. 

The area is full of block clubs and people that meticulously take care of their properties.
