In my opinion, that question is best answered with a question, and separates the honest wholesalers from the flight-by-night, unscrupulous wholesalers:  If the Wholesaler cannot find an end buyer, will they go ahead and close on the Purchase themselves rather than screwing the Seller?

The other properties require a flight and hotel, which makes it harder to want to go visit.Central valley of CA offers some of the things you're looking for.

Yes it's at a downturn now and there is some flight, but that will blow over in 1-2 years, and young folks will return en mass.
