Complete renovation of the kitchen and dining room, and cosmetic renovations to both bathrooms.

I invited a structural engineer to the property who told me there is no structural issues with the house and the wall that runs along the hall is not a load bearing wall but to extend the living room, dining room, kitchen and bedrooms into that space would require at least 3 foundation footings, a foundation beam and a 1 hour firewall to be built.

I like this property is because it is less than 10 miles from me and uniquely nestled in the center of Kemah's little village of shopping and dining.

You want to be the one with your letter or postcard on their dining room table when they decide to finally sell that house, and a lot of people decide around the holidays.

You only need to do a couple rooms (living room, 1 bedroom, and dining room).

I completed a similar rehab: needed insertion of beams for structural support when we took down a wall between dining and kitchen, plus new deck, and a few window enlargements.  

We listened and now have a nice elegant table with two chairs with a table setting and some flowers so you can overlook your back yard.  

I join charitable orgs, the local Rotary club and similar orgs, and go to places where movers and shakers hang out/dine.
