But 4 or more lots is a subdivision, and requires curbs, sidewalks, paved roads, underground utilities, and each lot hooked up to the sewer.Know what you are getting into before you start.

The process goes like this notice on the 2nd, file on the 5th, court on the 13th, and sheriff there on the 23rd along with my crew to move their stuff to the curb.

Of course you will need to know exactly what you can and cannot build on the land, how many parking spaces are required, what will be required in the way of setbacks, landscaping, curb, gutter, sidewalk, etc.

Land = $47,500, street, curb/gutter = $75,000, and cost of development = $150,000 ea.
