The service has been excellent and I just had two items fixed that saved me a lot of money, one with a septic tank being clogged and some mold issues in a crawl space, saved a lot of money compared to other companies as well. 

So on the surface, this sounds like a solid deal, compare it to any other available options and if it makes the most sense, pull the trigger, kick it out and then keep growing into the next one.  

@Allen Parker real estate is not as liquid as the stock market, so not a good analogy.Also, you're forgetting that the US has a serious housing shortage.The question is, finding areas with shortages that have affordable entry points compared to rents.

I'm planning to reach out to a host of a comparable MTR unit in Ontario Ranch, CA.

Suppose I’m doing a BRRRR deal and my after renovation appraisal comes back significantly lower (eg ~10-20%) than the tax assessments on comparable properties, can I use that assessment as additional evidence to an appraiser that a bigger value is warranted?

@Grace Santos what you can do, although tedious, is gather AirDNA comparables and then use google maps street view to see what the actual address is and send the address, the Air BnB listing, and the AirDNA printout for those specific comparables to the appraiser. 

This way apples get compared to apples, and customers know what they are on the hook for.

Come to think of it, there's not really anything I can think of that they offer that compares to the reliably up-to-date information that Grant Street and other sites I use regularly offer.
