This certainly works but have you considered creating a standalone LLC (easy) which would have a sole purpose to do a real estate investment - much easier IMO to have her get some equity or preferred equity in that simple LLC / property and get the distributions, etc. rather than setting up a mini-loan.

I am considering buying hotels and renovating to rooms (with mini-frige and microwaves) that I rent as hotel rooms on a monthly basis to low income women.My thought is to provide this type of housing but avoid the nightmare of dealing with evictions and putting up with bad tenant behaviour until I can evict.

Solar, propane for heater & shower, mini split, fridge that runs off DC, tongue & groove ceiling with puck lights, farm house sink with butcher block counter tops, full bed with storage underneath, 3 seatbelts connected to couch that turns into 2nd full bed, all electric is stored under bench, an induction stove top, fully furnished with pots, pans, and work out essentials, and our favorite part: A ROOFTOP DECK to enjoy the sites.
