I am focused on Riviera Beach specifically, around the Marina on 13th St and also along Silver Beach road.

We found 1 house we liked out in Lacey and the listing agent told us not to even bother because they already had 12 offers in 2 days come in and they weren't even going to consider a contingent (we had to close on the sale of our house in Eagle, ID before closing on that one). 

News flash they are unloading the unprofitable business [low margin, high cost of assets, management and high closing costs on the other side] in favor of the sweet spot selling leads to agents and now that they are full on a brokerage that is the secret weapon they are holding - they are getting lots of traction here and this will be their silver lining.

Let me give you a simpler example you might understand:You're holding two bars of silver and I'm holding two bars of gold, and you say, "We both have two bars...we are worth the same!" 

Anything that would be considered "savings" gets put into an asset (mainly for my business at the moment) or silver.

Incidentally, The Madison Square Garden ownership group teamed up with Irving Azoff (those of you into music will recognize that name) to totally refurbish the FORUM arena and now mega bands like the Eagles, Phish etc have played many nights there. 

Would you also consider Bethesda, and Silver Spring, MD cash flow locations or are these markets closer to the more expensive, hard to get into category that Washington, DC fits into?

I need to go back and create a bronze, silver, gold and platinum level... so that I can make ya'll feel like I'm some....Sell em' hard guru...
