@Callie Brown Look at how much that PMI costs, you don't want it, recently found out how much mine is costing me and I now am trying to remove it to save $30,000 so don't think that PMI isn't a big expense.

Then I recently found out that it is septic.

I quickly found out that it is a terrible strategy (not concern yourself with cashflow) and now just recently found out it isn't even possible to use passive losses against my active income and was quite disappointed. 

Interesting that this came up in my search for Hawaii here, as I've just started listening to the podcasts and searching the site.  

I've just been through some tortuous refi's and I don't relish going through the loan process again.

I've just subdivided my backyard to build two townhouses, should be breaking ground in September, and have been working extensively with a great architect and engineer in the process, so have learned a lot.
