Items I look for are, does the flooring need to be replaced, do all appliances work, its is clean enough for the next group to move in or does it need extensive cleaning, what condition is the yard in, anything mechanically wrong (do the toilets flush, windows open, garage door work, locks and keys all work and so forth).You can bring a handy many with you if you have one that's cheap, if you are really concerned you can always hire a home inspector, but that's going to cost you 400-500$, and probably overkill.

Rich,I truly believe you would be willing to deal with those repercussions.But I'd bet many others are not as resource strong, and would be much less willing to deal with such.Also, the example I have does not get covered - I have not been wronged by the BP member mentioned above but I am aware of the wrongdoings.
