But if you are self motivated and can spend a lot of hours on your degree then you can get it done fast and then have more leverage in the work place to get a better job or be more qualified for the job you want. 

Anybody know how to value that time or the lost productivity to the workplace for that lost time? 

That has served me in athletics, the military, school, and the traditional work place.

I hired a bookkeeper through C3 Workplace (based in Montclair, NJ) just to get everything from 2018 set up in QB (I don't need to have a monthly bookkeeper on retainer yet) but I didn't want to try to figure it all out before tax time.  

@Lan Raby I spoke with Wells Fargo and they would only offer 60 LTV on a multi non owner occupied.

This is a non-smoking property and she marked non-smoker on her application, and I'm not sure if the smell is from her smoking or from her workplace, all I know is I do not want my property to smell like a smoker has been living there.

What in your opinion does the word proactive mean to you in the workplace?

They will acquire, rehab to specific standards, allow 3rd party inspections, give a warranty on their work, place good tenants, and then have excellent management of those tenants.
