Thats my strategy there ( by way of sqqq calls), basically selling all of my longterm portfolio and building up a war chest of 🤑 to go pick up options that I have a high degree of certainty will make some big gains (thanks to the inside scoop from youtuber meetkevin, I am a course member so I get his trading alerts.)I am sure that was probably a few more paragraphs then you would have wanted haha but yeah hope that helps and feel free to check back in i will be honest about wins and losses.I am really most excited to dig into Kai Andrews' course.Cheers folks!

I can say this particular seller also is looking for a property w/in 30 minutes of (the middle between massanutten and harrisonburg), so 30 minutes from there is where he is looking and wants a fixer upper or not, but is willing to pay 300k cash for an off market property.

Real estate is too much work to not be getting absolutely killer deals (and there's not that many available right now).rental vs adu , rental always wins because gross PPSF-appraisal/rent of ADU is less than PPSF-for-rent for regular rent.and with the available of homes already has converted room (and ADU) makes building adu is a moot point.i would just even buy SF with 6-7 rooms
