They may not want someone calling a widow 2 days after her husband died and trying to get them to sign a contract. 

I was networking with a realtor hoping to start investing in June of this year when she said she had a widower who's husband owns 20 properties and is dumping them after his recent death 2 months ago.

This lead came from a recent widow who wants to get rid of her husband's property.

I have talked to him in more detail about some financial goals that I can go to the cpa and attorney with now, where it will feel a little more balanced and less where I am taking advantage of a grieving widower.

She is a widow and says it's too much to manage. 

My mother just became widowed and now she owns 5 SFR that all have tenants.

So I'm mostly being drawn to multi-family properties, buy-and-hold, starting with small residential properties for the first 3-5 years (starting with a house-hack for my daughter, and potentially another for my recently-widowed MIL), and after a few more small residential properties then maybe scale slightly to a couple small apartment properties. 

Quick backstory, the owner is a widow who has no children or immediate family to speak of.

If the widows work, let them work.
