@Tobias JonesesI don't know the Long Beach market, but here in Colorado, another high-priced area, you can still do well with short-term rentals, but ... it's harder than it used to be.My STR investor clients that succeed are doing a few things.

I have family in Houston, Dallas, and the Valley, I was networking with brokers in San Antonio, but the Taxes seem to be quite high as well in that State, although much favorable laws/regs on the landlord side.

We want to get a few rentals up and running and then (if all works well) begin bringing other friends/investors in to invest with us.

Work at establishing in-person relationships that will serve you well over time, not just one-and-done.
