I wouldn't even have known about this law had I not been on the Secretary OF State's website setting up a new LLC.

The HOA fee takes care of external up-keep and maintenance so you don't have to worry that the tenant isn't taking care of it. 

A better solution, in my opinion, is not to rely on wholesalers,  as not only is it a dying breed due to the sheer incompetence they exhibit due to gurus' wrong instructions and teachings, but, wouldn't it be better to generate your own leads through a high performing website?

@Paola Astrid Find the local NARPM (national association of residential property managers) chapter's website and you'll find a list of each professional PM. 

There are also other websites that have a Cost of Living index or other comparison tools.

But it's right on their website its now voluntary.

Glad to hear the website postings can be a legit source for a deal.

These include website/investor portal, CRM, in-person meeting space or online (Zoom), online scheduler like calendly.The secret is to create a "system" so you can keep the flow of PMLs coming through your pipeline.
