In AB we now have 4.8M people, 220K of those moved here last year. 

Class A/B SFR were still raising rents 5% give or take. 

If I was going to use a HELOC for investing (which I've done several times), I'd buy a vacation rental or multi-family in a B class neighborhood.

I would seriously consider househacking a 2-4 unit property in like a B neighborhood.

🤦‍♂️Quick story: In 2011, after several months of searching, I found a decent, brick side-by-side duplex in a B+ neighborhood with a good school district.

@Dayton Bourassa one issue you haven't addressed is whether these properties, and the corresponding tenants, are Class A, B, C or D.Why this matters?

@Mohsin Mazhar look into class A-/B 3/4 units these tend to have sufficient cashflow so you make money even after expenses.

Presumably it should be an animal that starts with a B...So I guess I'm beaverish or something on prices in my area in the next year. 

If the property is located in a B area, you can't expect to put in A+ fixtures and sell it for an A+ price.... you can't remodel out of a neighborhood. 3.

this is a great example of the cash flow vs appreciation debateIf I could find some cash flowing properties in A/B areas that have much higher appreciation growth, I would pick up a few of those to have for appreciation growth, even if it means my cash flow could go down a bit.
