There have been a few people that have done Sub2’s that come on here bragging about it.. those that do come on here bragging about seem to be  helping someone promote their product/mentoring , have a product or mentoring they are trying to remote directly or indirectly themselves, or simply do not understand the landscape of Bigger Pockets site.

If your product is nice, I believe you'll attract the right kind of renter (factory worker, lineman, etc). 

So at a glance (quick), this seems to be interior products and finishes?

its funny how this changes with time and the market on BP  if you asked this question 5 to 7 years ago you get drowned out with the cash flow is the ONLY thing and appreciation is for gamblers my self I have always been about making appreciation games in RE.. by either value add building a new product or buying foreclosure and flipping or lending money and getting instant 12% plus returns . 

We tend to stay just below our competition with a superior product.  

I left my job earlier this month with the intent of retiring -- not so sure how that's working out as now I'm interviewing as I feel like I'm not being productive (this is an entirely different beast).

This company was big name, in business for decades, nationwide product, BBB rated, every contractor who uses the product needs to be licensed with the manufacturer so we figured we we would be okay with 1/2 down, 1/2 at completion.
