When you have houses on busy streets, or with steep driveways, etc ... you cannot lose if you (a) buy the property for a lower price than you normally would (as inherently the property value is lower because of the undesirable situation), and (b) you have slightly lower than market rent - you'll always have someone willing to rent the place for a couple hundred bucks less that will just "deal" with the inconvenient driveway.

And I strongly suspect that Tenant Alpha ALREADY let his brothers move in a few months ago, without first getting our permission and approval of the new occupants, which may be why they stopped paying rent at the other place.CURRENT QUESTIONS AND CONSIDERATIONS: This house will remain a long-term rental buy-and-hold, and since there are a lot of things that make these tenants undesirable to most landlords and lenders, I believe they likely won’t be able to find anyone else willing to sell or rent them a place … which means they’ll likely stick around long-term and pay timely.

The undesirable aspects is the work that needs to go into it, and perhaps the location since its in what you'll consider a remote area.

Do you buy a property based solely on numbers or does the location play a part ... even if the numbers are good.I found a duplex in an undesirable community that I never even thought about.

A place where I see good money to be made is in houses that are undesirable because they are really weird but can be made unweird easily. 

The last thing a busy single mom needs is to deal with property/tenant issues in undesirable neighborhoods. 

Could be subsidized financing by Invest Atlanta, a few ugly houses on the same block, undesirable historic features like a shared drive, drug deal next door ...
