It is a big undertaking and requires you to wear a lot of hats throughout the transition but in the end it can produce some amazing results.

It can be a big undertaking, but there can be good profits in it IF the numbers are right and you have done your homework to know what you are getting into.

The numbers on the project work great even though it is a large undertaking.

A joint venture can be described as a business undertaking by two or more people engaged in a single defined project.

That said, the lender would be more likely to refuse your application than undertake such measures. 

To say the least, this project is a HUGE undertaking that I wouldn't feel comfortable tackling yet.

@Heath JonesWhen looking to scale, you need to identify what type of working that you're currently doing can be delegated to others and what type of work needs to be done and no one is currently undertaking.

The odds of 4 people being able to agree on everything, on an undertaking this large, are basically 0%.

Unless you are a builder yourself, have a lot of great contractor connections, or have a GC that you really know and trust it's a very difficult undertaking.
