I've seen a lot of talk about house hacking and while I believe that I understand the list of it, I'm just not confident to start.

The reason being they see no benefit and they do not understand it. 

I have been following the Real Estate Investing industry for a while and just recently decided to put my focus into it and implement a plan I had in mind for years.So I went down to Puerto Vallarta I put together a team of local realtors, brokers, contractors, property managers and a lawyer. 

Ok so a diff path then my previous post.I also wanted to invest in real estate but just assume( and bet is probably true) that most of the people that find truly good investments have  either or all of the following the most "average joes" don't:1.

I don't necessarily follow that model anymore, but it was a great place to start.  

The following areconcepts I threw out to him to consider:A.

Follow new listings closely and be definitive in scheduling tours and making offers.

Your goal is to build a passive real estate portfolio (we can discuss what passive means to you), so while I don't condone throwing $100k into a deal without even a basic understanding, alternatively doing so will teach you far more lessons than reading a book will.
