I don't see why it would be a problem but playing devils advocate, maybe the rental manager would rather wait for a finished project to show rather than an undergoing project only because perhaps someone does not like the aesthetics of the bathroom (tiles, vanity, etc) after they've committed to the rental (security deposit, tenant screening, etc).

I discounted for the fact that it is adjacent to a road that is undergoing widening for the next year, rehab costs, holding costs, investor discount, and then I was stuck eating 7% on selling the thing, so I deducted that as well.

Score is low, job income and trade is newer, using a gift for down payment,etc.I am not a lender or a mortgage broker however there is a very high chance that you will undergo manual underwriting instead of desktop to have any chance of a loan approval.On the EM try to make it as small as possible and also try to build a bunch of outs (contingencies) in the contract.
