Since we are two people, we can manage the negative cash flow together.

That is not including Bucks games/stadium concerts and events plus the Brewers.

With rent control in NJ, yeah, it’s mostly a waiting game if tenants don’t leave.

Two of your questions will be more situational and location based.We don’t ever haggle on pricing, although I would suggest being flexibleWe check credit, criminal history and everything that goes along with that, evictions, and income.

I think you have the basics of meeting partners and people to work with in your local market and seem to be well on the way with two deals going already so big congrats there!

I'm finding when I look at a given property, I get inaccurate comps in two ways: 1st, a property will show up in the list as a comp to my subject property but have a REALLY low sale value; upon investigation I find that the property acutally hasn't sold in 10+ years but PropStream thought it was comp; 2nd, a property will show up as "Sold" in the MLS status, but all ownership and transaction history tab don't reflect the new data.

The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

Great people, intuitive platform, get their K1s out on time and returns have met expectations...one of the reasons I am invested in two funds at this point as the first investment was really to test the waters and validate I was a good fit.  

For comparison, I just completed two new build duplexes in a flood sone in central Houston using a builder for these and my Hard + Soft costs were $149/ft. the only additional cost to factor in was the land.
