Does anybody have any advice on alternatives to resolve or get this fixed before I go all out & call a plumber.

This would help us benchmark and explore simpler alternatives while understanding how complex the structure mentioned above truly is.I assume they are not actively managing their business?

great alternative to small time investors with limited capital.. doing 20 though would be quite a bit of work.. selling coaching has basically zero liability when you start to manage investor capital your liablity goes up a ton in the unlikely event of a water landing..

It's the equivalent of the guy with the expensive car and big house acting rich vs. the actual rich guy that lives in a modest house, drives an old truck, and buys his clothes at Costco.

The alternative is I pay cap gains taxes and dump the capital into my rebuild project on my primary which would allow me to rebuild without any financing at all. 

Alternatively, some purchasers want to control the process in return for more certainty.For a non-delegated correspondent loan, the loan purchaser will get involved and direct all processing decisions.

I'm generally a proponent for alternative lenders if they can provide better leverage or if they are needed due to time constraints.
