I'm kind of freaking out because I expected a strong social media presence with this guy.

I think people in this area who do commute take advantage of the easy train access and affordability compared to other areas with a stronger commercial presence like downtown Bloomfield and up through Montclair.

Look at other things like their presence online and how they handle themselves online and on forums.

Fast will definitely be a negative.The only impact I can anticipate with the railroad's presence on the zoning decision is if the railroad divides you from something you want to be part of.

My suggestion would be to partner with another GP that is a strong operator and has a presence in your target market.
