County has assessed for 200k but would be worth more due to the area they are building homes left and right on that road and they are selling 300k+ and up.

Approximately 6-8 weeks ago my attorney stated he was unable to get the delinquent tax 'owner' nor the squatters served in this matter. 

The fact that you have a TAX-FREE income is crazy good.  

Tax-Free Exchanges: While 1031 exchanges aren't available to SDIRAs, the tax deferral within the account means you can sell property and reinvest proceeds into new opportunities without immediate tax consequences.

You need to have the income and tax liability to support the depreciation.

Being a real estate professional allows you to treat the income as non-passive, allowing higher high income tax payers to pay less in taxes.

In Columbus, you can still find the 1% rule and there's amazing appreciation potential due to how much population growth, job growth, and companies moving/developing there (recently Anduril just announced another 4,000 jobs coming to Columbus Ohio on top of Intel, Google, Amazon, FB, Nationwide, Ohio State University, etc.).

With that said, I've done some research on the market and found the following information helpful in my considerations for Phoenix that you might find helpful as well:  Demand for both buying and renting property remains high due to the city's strong economy and growing population. 

The land assessment value is on the tax assessor's site in every county, but that doesn't hold a ton of relevance in my opinion.

Currently, interest rates, taxes, and insurance are very high, making it difficult to cashflow with downpayments that are below 40%.
