If you want rental property, you could take that equity and buy several houses better suited to renting.Selling now makes sense because you can also avoid the capital gains tax because you lived in the property 2 of the last 5 years. 

Pair this with the entire Google Suite and you have what you need for property management.

However, not all are well suited for the beginner route, especially if you don't have the lending ability or funds to get into them. 

Most single family homes in AB, even suited ones, don't have real cashflow.

People love coming to places like this and saying, "Yeah, bro, no problem, I rented all my rooms in a day and was swimming in cash." 

Price point and work location are a great place to start when determining areas of Atlanta - metro is pretty big so that will likely determine which quadrant of the metro will best suit your needs.Shoot me a PM if you want to chat further!
