We've noticed 3/1's have had more success as that is what investors are looking for and hindering my chances at a sale.

I pull pretty solid lists, I find a lot of my deals off market, just thought I could reach more if I have a few full time callers on the phones.While i'm at it, how are you guys finding good deals in today's world?

I'm in the Tampa market.  

Most will have large scale marketing engines where they spend thousands or tens of thousands a month, and operate or license time in call centers.

We care about our investors' success, but it's ultimately up to each investor to take action to accomplish their goals however they do it!

Can you please share any information on properties or markets where you are that can help guide my search?

There are over 300k people in the greater Amarillo area so a cool event space like this could be very successful.

The guru your son is learning this technique from is likely not telling your son that the deal will almost certainly encourage your son to get an "off-market" deal from a "wholesaler" who is unlikely to properly disclose the details of the property or encourage an inspection. 

The two are almost entirely different markets in terms of price points, returns, tenant quality, and overall investing strategy.
