The house has an open concept kitchen that looks out over the dining and living room combo.

When the lights are dim I notice the poor drywall in my Kitchen/dining room area.  

I have always done one main color with an accent wall color (usually in living room, master bed and sometimes dining space).

It looks weird in their dining room. 

Now she got it repainted with 2 coats and sends me a bill of $3500 for the living room, dining room, and stairwell.My questions about paint are:1.

. - There will be tile in the kitchen and bath, decision is for the dining/living area, stairs/hall and bedrooms.- Property is in Pennsylvania so there will be snow. - Long term goal would be to sell down the line so would hate to have the tenants trash the hardwood. 

Over the last 2 months we have renovated all three SFRs and turned two of them into 3 bedrooms by converting dining rooms into bedrooms.

But I have changed my formal dining room and sitting room into bedrooms. 

Some from unnecessary dining rooms, Others from living rooms that are unnecessarily large.

Dining room tables with chairs are $50-200.
