Problem is many have rose-colored glasses and will call a neighborhood C, but it is really a D - just because it seems there is even worse...I think the best definition is the A and B are above the median price and C and D are below.

So by putting everything down on paper, you can easily correct the client and keep things moving.You mentioned timelines....those are hard to get everyone to agree on in the original contract because a Contractor knows that a customer nowadays will start changing things as soon as they watch that episode of HG TV with their glass of wine.I included on my Change Orders a line to add time to the project in addition to the added dollar amount.

Attached is a photo of the window guardI would reach out the building department and ask them what is allowed,  usually  the window air conditioner  doesn't leave enough gap on the sides for a child to fit and you secure the window with brackets in the window tracks, this way the window doesn’t slide up.
