A licensed agent can do all the things a wholesaler can do, and is a proven business model where the same hustle that any successful wholesaler brings to the table can be rewarded 10-fold more, with little in the way of legal obstacles.

Its current projections are to bring in between 150k and 180k with estimated costs of 60k.  

I think the difference is that Jonathon is doing land deals all the time still & that really shows in what he brings to the table.

I bring this up because it’s identical to the amount you have.

For example if one partner brings the 20% down payment and the other will do the labor for renovations then what would be a reasonable split be.

I'm not too familiar with the markets yet but research I've done suggests that the towns of New Britain, New Haven and Hartford all have a good mix of inventory and low prices coupled with plenty of amenities, night life, cafes, etc and local colleges to bring younger people to the area year after year.

We have been working in the affordable housing space for some time, and this allowed us to partner with the local community and provide a housing solution they need as their city continues to expand with new jobs they are successfully bringing to town.

I cannot tell from your description what either of you would be bringing  to the partnership. 

because I was paying my bird-dogs vs having them pay me and just promise how someday, maybe just maybe they will bring the grand-slam of a deal and then I will be paying them oh-so much $$$$$ Seriously, from those buying into this I gotta understand how your mind works, no insult meant, I am genuinely intrigued and baffled because if it's a good deal you can go to any number of investors and get $, not a one will charge you for the opportunity to present them deal. 

This is more for people who don't plan on selling that home (probably ever) bc of the significant cash flow the unit brings along with the main house.
