Have you taken the time to sit down and reflect on last year and how you did compared to the goals you set for yourself in 2024?

Reality is most of us who make it long term work our butts off in a W2, save as much as possible and build it over time -- When I see people want 10 properties in one year with no money down - I question how realistic that is, of course anything can be done but is that even the right play unless your sitting on $2-$3M in cash?

They find out very quickly when the place sits for 6 months with no offers.

Just closed on one for a client over the hill in Reno, NV, that was sitting on the open market and they took an aggressive offer. 

Once you think there is no law pertaining to the activity then the work begins this is a belly to belly business your not going to do this on E mail and text messaging .. you will need to be able to sit down with these folks or it will never happen.

We are low hanging fruit, sitting ducks, vulnerable.  

Sellers are offering incentives like paid closing costs, and with homes sitting longer on the market, buyers have more room to negotiate!

I like it because it keeps my money working for me in between finding deals, so I don’t have cash sitting on the sidelines getting chewed up by inflation.That being said, if you have equity from day one.

But I look at it this way, let's say I answer someone's question in Columbus OH and it sits out there for a while and gets read by someone in New Jersey or California and it helps that person. 

From his seminar, it seemed like he really cared about teaching Lease Options and I expected the weekly calls and others to be more interactive where you can sit in on the call and ask questions.
