We had one property built in '87 (a model home at the time), where the basement slab poor was so thin it constantly seeped moisture because the hydrostatic pressure beneath it. 

However, during the inspections, many hidden issues were revealed: structural issues found in the crawlspace, sink drainage issue due to debris and tree roots, mold in the attic, cable feeds with exposed wires, dips in roof, torn roof vent boot, front porch needs shimming, and a handful of other minor issues.

Once you establish this you can build your credit, live beneath your means, save and then start investing. 

Essentially it allows you to have a parent or holding LLC with a multitude of “series” beneath it that are each separate and protected, limiting liability without having to continually open individual LLCs.

If the subfloor is rotted or broken up, then pulling up the subfloor, either sistering the joists level, or shimming them with cut down 2x4s.

Prospective tenants seem to gravitate toward tile in kitchens and bathrooms.From what I've seen and done, I don't think you need to worry about cork beneath your LVP.

The laundry room already has plumbing and electrical for a W/D and there is a bedroom beneath so I won’t have to break through the foundation for drainage.

The legs for the lower cabinets are easy to adjust and eliminate the need for shimming. 

I grew up with a very conservative and traditional mindset toward money - live beneath your means, have no debt, save for your retirement and only buy a home after you have saved up 20% for the downpayment.  

However, once they purchased the house, they found every problem imaginable: Poor structuring and support, termites in the wall, water damage in the sub-layer beneath the floorboards.
