Don't try to dress up, just look sharp, but like a normal person and don't have a clipboard or anything in your hands.

As of right now, I FEEL GREAT, I am sleeping, eating, staying sharp and am getting feedback from my peers that I am on top of my medicine and it shows.

It almost happened to me, but I have a sharp landlord tenant lawyer, friend of ours, who knew the in and outs, and had the problem taken care of.These are the laws for NYC and vicinity.

Vertically integrated  they have call centers they have closers that run out to the property the second they get a lead they have office staff to handle the transactions..  3. owner is sharp knows the business inside out.. and frankly would do very well at just about any business they wanted to work in.those that do this on their own with zero help.. those come and go with the wind.. failure rate I suspect is far more than 90%Along with Markets matter.. do you live and work in a market with excess inventory that can be had.. or are U in a very tight market.. tight markets are tough..

You expenses may or may not be sharp.

First thing I think is (lucky you) no painting with all that brick... and sharp little unit, not too much to mow either.

@Ashley WolfeI probably wouldn't use an agent for the off market properties unless they are sharp with common sense and can negotiate.
