In order to do this you need to have deal flow and you need to know 1) How to recognize a good, profitable deal, 2) How to put together funds quickly to buy the deal before someone else does and in such a way where you are protected and the deal is protected, 3) How to run the project so that you follow the budget and don't overspend or overbuild, 4) How to attract an end buyer or a renter and which documents to use to protect yourself and the buyer, 5) If you are going to keep the property then you need to know how to set up the property from the start to best help you in the refinance later, and 6) You need to know how you are planning on managing the property from the beginning in order to make sure it will be profitable at the end.

Now you repeat that process until it's paid off.Disadvantages:It took a while for me to set up.Bank account is always low, lol.People can spend a lot with that amount of credit.People think I'm weird when I tell them DId you analyze what would happen if you moved all of that money you were using to pay off a heloc, not get a heloc and put that money in a treasury or other type of account that got you 6% interest or invest in an ETF or something lower risk?

It's likely a scam anytime they sound like AI or the grammar is weird or they use the word "kindly", if they ask for you to respond to them off-platform, if they say their employer will pay for it, if they ask if the dates they've specified are still open (when they can clearly see they are open on your calendar), if they ask for a video of your property (they probably want to set up a duplicate listing with your photos and video and scam others out of money), or if they want a long term booking and they have just joined the platform and have no reviews (could have been evicted from somewhere else, and hope a newbie will let them in with no background check, they'll end up not paying or credit card is bad).
