I generated the list by combining Zillow's smooth, seasonally adjusted home value dataset (ZHVI) with their rent index (ZORI) for metro areas.

The data points they use made me feel like it got my pricing right and I feel much more confident about what my nightly and seasonal rates are now.

Soon after the start of the new year of 2022 and when tax season started getting busy, their quality of communication and response time start to degraded extremely bad. 

Again, if you feel like selling it you'll be in a good position to do so in the upcoming months(Spring-Summer season).

I could see fully comping 1-2 nights at low season rates, particularly if one doesn't have a lot of reviews yet, but would you, as an established host with tons of reviews, comp a full week or more of a prime season stay? 

Look for a local credit union that can offer a cash-out refinance once the work is done, ideally with minimal seasoning.
