@Natalie Medved, take this with a grain of salt, as my wife and I only owned our Airbnb for about 18 months, but also have a close friend that manages something like 20 in the PHX area (a combo of personally owned and 3rd party for clients).We generally had luck in our furniture with the higher end Ikea, mixed with some vintage finds and some new from places like West Elm and Crate and Barrel.

Although there are companies who use lower standards (paneled walls, presswood floors, etc), the companies I have worked with in Florida use higher end materials like tongue and groove plywood floors, 100% drywall construction with 2x6 walls, spray foam wall insulation, granite counter tops, etc...and then we delivered them in 2 pieces via semi truck (or as many as 8 pieces depending on size and number of floors).

But I would suggest that most of these “programs” put together by the notorious real estate marketing companies located in Salt Lake City, or Las Vegas are well vetted by legal council and do not commit legal fraud on its face.

It's my opinion that you should use a heat treatment and not a chemical treatment as heat treatments are comprehensive and can be guaranteed, and spray treatments do not always kill all bed bugs and can be a waste of money.
