I was talking with someone the other day who wanted to invest in a deal with rookie sponsors).The simple fact is, I think most people are good people.  

Definitely one of their advantages is that (...assuming you choose well) you can hire someone who will avoid the rookie mistakes so many new investors make when owning property on their own...and has years more of experience and expertise than you could ever acquire.Best of luck to you.

If you're using a hard money lender that is making you do 20% down in whatever cost and interest - you're probably using the wrong one that was referred by a rookie. 

Yes, this system probably works for a more seasoned investor, but definitely not for a rookie.

I recommend Real Estate Rookie by Ashley Kehr; she covers these topics better than I've done here.

The General contractor must spend a certain amount of hours each week on each project that he is being an RMO for, and has liability for any construction errors or defects, even though he actually does not have as much control as he normally would. it's really a niche for older retired contractors, it would just be an overwhelming amount of work and potential liability for a younger GC.

As a rookie myself, I didn't realize how terrible the contract was, but the contract is only abut a page and a half.
