I have read all of these comments and come to the conclusion that, not every aspect can be perfect, and we all have to look at the opportunities within.

My gut feelings is that AI will bring significant change to real estate as it will to all aspects of our lives.  

The appealing aspect here is the ongoing population growth and other economic factors.

Point is, (a) it's all but impossible for the investment to go to $0 and (b) you have direct, impactful CONTROL of outcome. 2nd: Back to the CONTROL aspect.

. —- Again I’m not saying you have to do these things; it all depends what type of investor you are and what you are looking for however it is important to understand that if you shift the responsibility of either identifying the invest property or managing or any other aspect there WILL be a trade off — in this case the turnkey company has delivered on your goal of 8-9% ROI (projected... so TBC) and in return you have traded some of the other benefits of investing in RE for the convenience of not having to do much more than to look over the properties they have sent you and funding it from the comfort of your home, office, etc. ... again if this is the goal then you are on point but if the goal is to also partake in ALL of the other benefits of RE then you should understand that and not be surprised that it’s not a ‘stellar’ investment that checks all the boxes.

How old is roof, mechanicals, FFE? 

If you buy a house you get a full inspection and check all its points, termites, roof, etc.

Both bathrooms need a complete remodel as well as the kitchen, the ceiling in 2 of the bed rooms are bowed (previous roof leak that was fixed) so new ceiling drywall, appliances, flooring, and paint throughout.

The company had no “coaches” who had experience in this aspect of real estate (multifamily value add syndication).

I just wonder, can you commit to assuring this aspect.
