After I brought those questions to him, he retracted the idea of getting an LLC and said to keep them in my name so I won't be paying higher premiums on rates and insurance with shorter terms because everything would roll over to commercial standards if deeded to an LLC.  

I recently retracted an offer I made on a house due to the seller delaying close for an unreasonable amount of time.

Given the relatively low leverage in the market and that the percentage of foreclosure sales is still at an all time low when compared to traditional sales (a leading indicator of a retraction in the market), do you have an opinion as to whether or not the next turn in our market will be stagnation or retraction?

There's a cadre of homeowners, and more than a few "investors" who are convinced this is the new norm as they do not recall the last real retraction in valuations.

I want to offer between $75,000 - $80,000, the seller pays closing costs, and a contingency clause that says if something comes up under inspection I can retract my offer.
