After I brought those questions to him, he retracted the idea of getting an LLC and said to keep them in my name so I won't be paying higher premiums on rates and insurance with shorter terms because everything would roll over to commercial standards if deeded to an LLC.

Given the relatively low leverage in the market and that the percentage of foreclosure sales is still at an all time low when compared to traditional sales (a leading indicator of a retraction in the market), do you have an opinion as to whether or not the next turn in our market will be stagnation or retraction?

Most recently we revamped our needs from a 24,000sq ft facility to a 4000 sq ft facility with a startup cost of $205K But still the same requirements local banks now willing to finance with 20% downMost recently worked with a private investor for this amount went as far as signing a contract for debt financing @ 6.5%interest and then ominously the investor retracted...So I'm at a lost, I've work with local startup incubators in the area, as well as personal loan officers to run my numbers to ensure I'm not over projecting...I've also had a current business owner look over my business plan to show me holes..

I want to offer between $75,000 - $80,000, the seller pays closing costs, and a contingency clause that says if something comes up under inspection I can retract my offer.
