I'm not sure what the current appraisal value is, but comps in the area range from $600k to $1M+.

The market is ALWAYS changing but I know at this time, seasoned investors are getting 80% LTV on DSCR in the 6% range and 90% of PP/100% of renovation if total loan does not exceed 75% of ARV for FixNFlip loans. =)

You don't always have to incentivize a tenant with a discount to get the tenant to stay, nor keep rents stagnant, but it is good to be aware of the business impact with respect to cost too.

It will depend on your goals (leave a large inheritance versus spending your money over your lifetime) but your portfolio likely will be generating average returns in the 6-8% range while retired and if you're only withdrawing 4%, even after factoring in inflation you're really not spending down your nest egg.
