I also know from experience that if you have damages from frozen pipes the insurance co. will try to 1) verify that the property was occupied and 2) verify that the heat was turned on ( for example they could request a copy of the heating bill).

I also state that the tenant has the right to request to see the utility bill and I will provide the most recent bills within 1 week in case there are any questions about me overbilling them.

Just use common sense.When you get a request that asks if it is available when a quick look at the calendar or the inquiry show it is available then you should be on the look out.
