You can start by looking on the better more reputable crowdfunding.  

They do damage to your ranking!

-When a tenant moved out, the management company refunded their security deposit but failed to account for damage, such as holes in walls and outlets ripped off the walls, leaving me with repair bills and also tenants moving in without the repairs being done.Stuff like this that is consistent and when I ask questions they are defensive, when I ask for more quotes for high ticket items they are defensive. 

Make sure when the new hardware is installed adjustments are made if needed and repair any damage to door jamb.

I'm considering a fixer upper to retain as a rental but need guidance on how to pick reputable contractors.  

They are far more common now and harder to find models without but:1) these add cost to the purchase price2) they don't bring a lot of value3) they can leak or detach and damage the propertyI own around 50 doors and I cap off the line at the wall or in the basement with a valve and a cap so the potential for leaks is 0.00001% :-) 

I'm not an attorney, I haven't been hired to litigate damages and go back and fourth trying to prove or disprove who knew what when. 

-Outlines what is considered damage to linens and other personal property (ie., stains, etc)-MTR we are flexible on the lease end date and will prorate last month's rent. 

It isn't jumping out of the plane that hurts, in fact it's a pretty nice view, it's hitting the ground that does the damage.
