I have a house in Conroe Texas I am selling and in contract for 190,000 with multiple offers and the appraiser came in at 168,000 using comps from 1973 (Subject is built in 1999) and the comps need a complete remodel as mine was remodeled 5 years ago.

Hello, I’m have plans to remodel the basement in my house and rent it out. but before making any major renovations, I thought it would be a good idea to ask in here if anyone in the Cobb county area in GA has done this before?

The house is used as an STR (we just went live) - built in 1928, remodeled with addition in 2018.

If you need large remodel work I’ve heard JNB Services does good work in the Wiregrass area but I have no experience with them personally.

I have remodeled the unit completely prior to putting it to rent, including addressing pre-movein readiness checklist I was given by RL after they walked through the unit (small list of punch items like toilet paper holder, cleaning unit, door stopper etc.).

This was a complete remodel that has significant value added. 

Two complete interior remodels, new retaining wall.

We didn't end up going this route on our remodel, but there were 2 designers we talked to who do everything virtually which saves a ton on costs.

Im trying to tell the realtor that it should be priced in between new build prices and remodeled houses.
