When there is a reliance on a 3rd party you can be sticking your neck out.

It comes down to understanding how money works, basic math, and how the two work together...and eliminating the reliance on %%% instead of $$$$ to analyze the quality of a deal.

That's the answer, self reliance, force of will, work, focus, discipline NOT handouts. 

My one concern that I have always had with Killeen is the heavy reliance on one major employer, the military.

I think it is very common in real estate because of the high reliance on leverage.  

If you look back to around mid-2011 you will see that our prices previously bottomed out around that point due to the heavy reliance on agriculture (hit by drought) and oil (hit by economy). 

Some rental graders are great but I would caution reliance on them as they are automated tools and cannot see everything.

Most of the smart locks and doorbell systems require accessible wifi, ideally I would like to limit reliance on wifi connections.

It's more challenging when both parties are on the lease and one wants the other out.Ofc (like others have said) this is contingent on the tenants being eligible without reliance on the others.
